Maintenance requests are typically responded to within 24 business hours. Our team works to complete most work orders within 24 hours whenever possible. However, some repairs may take up to 72 hours or longer depending on the nature of the issue, parts availability, or whether outside vendor support is needed.

No. The the application fee is non-refundable and is required for each rental application. Each adult applicant age 18 or older must submit an application and pay the applicable application fee using certified funds.

Yes, applicants are required to have 24 months of positive, verifiable rental history. Rental history may be reviewed for timely payments, proper notice to vacate, noise or disturbance complaints, illegal activity, unpaid NSF checks, property damage, and whether the previous home was left clean and in good condition at move-out.

Residents can request repairs by submitting a work order through the online resident portal on our property website. You may also stop by the leasing office during regular business hours, and our team will be happy to help you submit a maintenance request.

No, residents do not need to be present for a maintenance technician to complete a repair. When submitting your work order, you may provide permission to enter, which allows our maintenance team to access your apartment and complete the requested service while you are away.

If you are locked out of your apartment, please contact a locksmith (or reset your smart home app if applicable). We do not service lockouts after hours.

Yes, residents are welcome to decorate their apartment home. However, permanent changes or alterations may not be made without written approval from management. Any damages beyond normal wear and tear may be deducted from your security deposit at move-out.

After-hours maintenance emergencies are urgent issues that may affect resident safety, essential services, or cause damage to the apartment community. Examples may include:

No electricity throughout the apartment
No water throughout the apartment
No heat during severe cold weather, generally when the outside temperature is below 45°F and the interior apartment temperature is 65°F or below
No air conditioning during extreme heat, where applicable, generally when the exterior temperature is above 85°F and the apartment will not cool below 80°F
Refrigerator not cooling
Water entering the apartment or active flooding
Electrical sparks or a potential fire hazard
A non-working toilet in an apartment with only one bathroom
Situations where resident safety is at risk, such as a break-in with damaged locks or windows
Standing ice in parking areas, sidewalks, breezeways, or stairs
For non-urgent maintenance requests, residents should submit a work order through the online resident portal or contact the leasing office during regular business hours.

The application process at begins by selecting your preferred apartment home and submitting an online application. Assuming your application is reviewed and approved, you will pay the required deposit, admin fee (if applicable), sign your lease agreement, pay all applicable move-in fees and charges, and then prepare for move-in. This process is done online on the property website.

Appointments are recommended for apartment tours, but walk-ins are welcome during regular office hours. Applying for an apartment is easy. Visit our floor plans page, choose your preferred apartment home, click “Availability,” and then select “Apply Now” to begin your online application. Application processing times may vary, but results are typically available within 1 to 3 business days once all required supporting documents have been submitted. Our leasing team will contact you as soon as possible with your application results and any next steps needed to move forward with your new apartment home.

Yes, residents are required to maintain renters insurance with at least $100,000 in personal liability coverage for the full term of the lease. If proof of qualifying renters insurance is not provided, residents may be automatically enrolled in the community’s Damage Waiver Liability Policy. No. If you transfer from one PEG apartment community to another, a new security deposit is required for the new apartment home. Transfers may also include applicable transfer fees, notice requirements, and approval conditions. If you are a current resident and are interested in transferring to another apartment home or community, please contact the leasing office for details about deposit requirements, transfer fees, eligibility, and next steps.

No, we do not list a specific minimum credit score in the rental criteria. However, a credit report will be processed for each applicant. Based on the household’s overall risk score, the application may be approved, declined, or approved with conditions. If an applicant is declined or approved with conditions, the applicant will receive the required information for the consumer reporting agencies used in the screening process.

If you are unable to self-qualify for an apartment due to credit, income, or full-time student status, the community offers a guarantor-free option for future residents who qualify. Applicants still need to apply online through our website, submit proof of income, a goverment-issued photo ID, and Visa (indicating they have a legal right to live in the U.S.).

Housing voucher acceptance and requirements vary by property. If you are interested in using a housing voucher, please contact the leasing office for the most current information about potential eligibility.

Corporate lease applicants may be accepted subject to corporate lease qualification guidelines and approval by management.

To qualify for a corporate lease, the company must generally be an operating business for at least 12 months and provide required corporate documentation, including applicable business verification, bank references, and trade references. Corporations must have a senior officer sign the corporate lease and addenda, and the property may request documentation such as Articles of Incorporation to verify signing authority.

Sole proprietors, LLCs, and LLPs may be required to take personal responsibility for the company when completing the corporate lease. Corporate reference verification typically takes 1 to 4 days, depending on how quickly references can be confirmed.

A non-refundable application fee applies for corporate reference verification. All occupants age 18 or older must also complete the required application paperwork and screening process in accordance with applicable law. The apartment community must be notified in writing if occupants change during the lease term.

Corporate applicants interested in using apartment homes as guest suites may be considered, subject to availability, property-specific requirements, and management approval. Yes. We accept reasonable accommodation requests for assistance animals, including emotional support animals, in accordance with applicable fair housing laws through a program called PetScreening (see on property website).

Approved assistance animals are not considered pets and may not be subject to standard pet rent, pet deposits, or breed restrictions. Residents may be asked to complete the required accommodation review process and provide supporting documentation when applicable.

Because pricing, deposits, and fees may change, please contact the leasing office to confirm current amounts before applying or signing a lease. Some fees may be required, while others may be optional or situational depending on your apartment home, lease terms, pets, parking, utilities, or other resident selections.

Applicants may provide a U.S. government-issued photo ID, such as a passport or U.S. driver’s license. If an applicant does not have a U.S. government-issued ID, a copy of their visa may be required to verify eligibility for U.S. residency. The community also uses an ID verification service to help authenticate applicant documents, such as driver’s licenses and passports, using artificial intelligence and computer vision technology.

Before moving in, residents may be responsible for several upfront move-in costs. These may include application fee(s), administrative fees if applicable, security deposit, pet deposit and pet fees if applicable, prorated rent, prorated utility or service charges, and any other required move-in fees based on your apartment home, lease term, and applicant qualifications.

Yes. Current residents may be able to add a roommate during the lease term with management approval. If you need to break your lease, residents must provide the required written notice to vacate in accordance with the property’s notice policy and the terms outlined in the lease agreement. When your lease is nearing the end, our leasing team will provide information about your renewal options, updated lease terms, current pricing, and any required notice deadlines.

We encourage our residents to place a work order through the online resident portal on our property website. You can also call or stop by the leasing office during business hours to place your work order.

All work orders are responded to within 24 hours. Depending on the nature of the work order, we try to have all completed within 24 hours but some can take up to 72 hours to resolve.

No, you can provide us with permission to enter which will allow maintenance to complete your work order without you being present.

If you are locked out, you will need to contact a locksmith for assistance after hours. If it happens during office hours, contact the office for assistance.

Yes, we offer onsite parking. 

Our apartments do include washers and dryers. There is also an onsite laundry facility is available for residents.

Yes, we are a pet friendly community. We use Pet Screening services for pet approval.

$300 Non-Refundable Pet Fee, $35 Monthly Pet Rent (2 Pet Limit) 

We love pets and welcome all cats and most dog breeds. All PEG Property Group communities abide by Breed Restrictions; The owner reserves the right to restrict breeds and types of animals. Currently restricted animals include all dogs that are full or partially: Akita, Argentinian Mastiff, Bullmastiff, Doberman Pinscher, German Shepherd Dog, Mastiff, Neapolitan Mastiff, Pit Bull, Pit Mix and Rottweiler. Others may be added.

Our onsite staff will not accept packages on behalf of residents; However, we are equipped with full-size package lockers, and any oversized packages may be delivered directly to your door.

Payments are only accepted through our online portal unless otherwise specified. 

Yes, we require Renter's insurance with personal liability for $100,000 for the term of the lease.

Utilities

Utilities are not included in your rent amount and will be billed back based on a flat rate.

At the time of move-in you will be required to provide proof of an active electric account. The property uses a 3rd party utility company who will charge you for water, sewer, trash, and common area utilities based on an allocation formula.

No. A New Security Deposit is required for each apartment when transferring apartment homes. There are also associated transfer fees and notice requirements. Please give us a call to learn more.

We do not allow subleasing. However, you are allowed to add a roommate anytime during the lease term. Added roommates must be approved by Management and pass qualification criteria.

Our Lease Contract allows a lease to be terminated by giving a 60-Day Notice and paying an early termination fee which can be found in your lease agreement.
